When the home is complete, your permanent rate is set through a modification, and many borrowers reduce their rate at completion.
If you already own your land in Georgia, the loan can pay off an existing land loan at closing, and landowners with equity can have closing costs covered through a builder credit. If you don't own land yet, the lot purchase and the build are financed together.
