Eligible veterans and active-duty service members can finance up to 100% of the project cost with no down payment, and construction interest is built into the budget so you make no monthly payments during construction. When the home is complete, your permanent rate is set through a modification, and many borrowers reduce their rate at completion.
If you already own your land in North Carolina, the loan can pay off an existing land loan at closing, and landowners with equity can have closing costs covered through a builder credit. If you don't own land yet, the lot purchase and the build are financed together.
